All-Inclusive Pricing – Direct Savings and Benefits for Homeowners and Guests
One of the most notable differences between us and our competitors is our pricing model. At Outer Beaches, our all-inclusive pricing model allows us to collect the revenue we need to operate without having to raise rents or increase commission rates.
How does it work and how does it save our Owners money? It's quite simple! By rolling fees into the Advertised Rent we are able to pass direct costs along to the Guest. This approach to pricing boasts the most customer-friendly business model in the industry. Guests love our straight forward, simplified pricing and our "No Additional Fees" policy.
So what’s included in the Rent?
ADP (Accidental Damage Program) – A Winning Concept for Homeowners and Guests
Under the ADP program, Outer Beaches Realty will replace/repair inadvertent damage or theft to the premises for up to $2,000. Rest assured that this in no way negates a Guest’s responsibility as a tenant but allows them to be at ease about accidental damage for a modest fee, which is included in the Advertised Rent. ADP does not cover normal wear and tear, faulty furnishings, items not conducive to a rental environment, or pet damage.
Credit Card Fees – Calculated and Included in the Advertised Rent
By allowing Guests to pay by credit card at no additional cost, we can secure payments faster and confirm reservations, significantly reducing the time that a week in your home is held while awaiting payment. Credit card fees are not a profit center for Outer Beaches, just merely an offset to our monthly cost of offering this service.
Beds Made and Towel Service – Fresh Linens each week, Paid by the Guest not the Owner
Unlike some of our competitors, we actually make the beds so Guests can slip under the covers and get a good night’s sleep after a long journey from their home to Hatteras Island. If an Owner selects these amenities, the cost is priced on a per rented week basis and paid directly by the Guest by being included in the Advertised Rent. Charges for bed linens are based on number of advertised beds, and towels are based on occupancy of the house, 2 per bedroom.
If you are offering linens and towels under another property management program, then you are directly billed for each week, after commission is calculated. Essentially, you're being charged twice! Take a look at this simple illustration. In the Outer Beaches program, your commission is calculated "net" of linen, a true 16% on gross rents of $100,000. Company X calculates 16% commission on the Advertised Rent, which includes linens, and then charges you directly for the actual cost for the linen.
OBR Signature – Starter Amenities included with EVERY reservation, Paid by the Guest
Outer Beaches recognizes that Guests travel a long way to vacation on Hatteras Island. After checking in to their cottage they want to relax and unwind, not head directly to the grocery store. Only Outer Beaches includes starter amenities with every reservation. Starter supplies include liquid hand soap in each bathroom, dishwasher detergent, dishwashing liquid, laundry detergent, trash can liners, paper towels, toilet tissue and pen and paper.
Tired of Being Nickel-and-Dimed?
One of the most costly expenses associated with owning a vacation rental home is the routine maintenance. Small repairs and maintenance trip charges add up and can total upwards of a thousand dollars annually on a large rental property.
With the Outer Beaches' Signature Elite Home Maintenance program, your maintenance is covered! You'll start the year off right, with our Spring Maintenance Tune-up, FREE of charge (up to $250.00 value). This will ensure your cottage is in tiptop shape at the start of the rental season. During the rental season, there will be no Service Charges for most light duty service calls ($45.00 value per occurrence). Just think of the savings! You'll automatically be included in our Fans and Filters program where we supply and install HVAC filters during the months of June, July, August and September, (up to $150.00 value).
