What Makes Us Different
All weeks are not created equal! There is more demand in the heart of summer than in the spring and fall, thus rates are dramatically different. But there is also differing demand between all weeks of the year as history has shown us. At Outer Beaches Realty we employ significant strategic analysis of our market over time and with current events that can affect our booking patterns. The industry calls this Yield Management. If your rates are the same for multiple weeks at a time, especially in the summer, you’re not optimizing your income potential. Only Outer Beaches employs this variable pricing strategy and enables our owners to gain the most from their investment.
One of the best ways to determine if we are meeting cleanliness standards for our guests is to ask them, so we did! In fact, for the third year we surveyed current guests within 48 hours after arrival to see how we did, and surveys say 97% of our guests have rated our cleaning performance at Meets – Exceeds Expectations! The same survey asks the question if we have upheld our housekeeping motto, Not A Single Hair (in bathrooms or kitchens) with the same results from our harshest critics. Why these great results? Because Outer Beaches Realty has a proven training program with specific cleaning criteria and performance standards which all of our cleaners and property coordinators must meet. Every year our cleaners are certified to clean our homes to OBR’s rigorous specifications, and they are supplied with the appropriate materials to get the job done well. As an OBR owner, you will be assigned a year-round Property Coordinator who will manage every aspect of housekeeping for your home. They will be your direct line of communication.
Sure some companies leave a roll of paper towels, one roll of toilet paper, and maybe a flimsy trash can liner and call it caring for their customers. At Outer Beaches Realty we want to take exceptional care of our owners’ greatest assets: their guests. As such, we want guests to be able to use the home fully from the minute they arrive and with our OBR Signature start-up supplies they can. The package includes toilet paper, liquid hand soap, a trash can liner in every bathroom, laundry detergent, dishwasher detergent, dish soap, kitchen sponge, large capacity trash bag, paper towels, and more. No other company comes close to the array of starter amenities as Outer Beaches Realty provides in our homes.
Outer Beaches Realty uses the industry standard of Inclusive Pricing for our homes, which encompasses amenities and protection for guests and owners in every rate. Thus, when a prospective guest sees an advertised rate with OBR, they can actually rent the home for that price (plus tax.) Other companies add required fees on top of their advertised rates, so the price guests see is not the final price they pay. With Outer Beaches’ truly Inclusive Pricing, the price guests see is the price they pay plus tax.
Outer Beaches Realty policy requires a 10% down payment for advance year rentals, and as a result, we see very few cancellations. Other companies enable guests to hold a home off the market for as little as $25 for six months or more! As a result, a single guest can reserve multiple homes, take them off the market for serious customers to book, and wait for months on end to decide which one they really want to keep, if any! These companies will experience enormous cancellations and keep all the deposits for themselves. Outer Beaches Realty believes this is mismanagement of an owner’s home and trust, and we hold ourselves to a high standard to book earnest and committed reservations of our owners’ homes.
This has been a great year for Outer Beaches Realty. Our in-house marketing team invests in marketing strategies across all platforms and mediums, including digital and print advertising, social media, events and sponsorships, content marketing, press releases, and our annual rental brochure showcasing all OBR homes with their rates, amenities and spotlight photos. Our team also stays at the forefront of marketing technology, trends and practices, and it shows. In 2015, we had six straight summer weeks of 100% occupancy, and more than half of the rental weeks from Memorial Day to Columbus Day in October have seen double digit occupancy increases earlier than ever, far outpacing most of our competitors.
