Amenities & Programs
Some cottages are equipped for Guests with disabilities. The handicap-friendly amenity denotes these cottages and the cottage description will reveal the level of accessibility. However, due to space limitations this information may not be complete. Individual homes MAY have a variety of features such as elevators, ramps, roll-in showers, wide doorways and handicap accessible bathrooms. Some homes will have some of these features, but not necessarily all homes. Some homes may not be handicap accessible to all levels. Please ask your Guest Services Representative about the specific features of any Handicap Friendly home you are considering for your vacation. PLEASE NOTE: Most homes do not meet the federal uniform standards for design or construction as prescribed for handicap accessible buildings. Parties requiring homes with the Handicap Friendly designation may make future year reservations beginning in October of the second preceding year (i.e. year 2015 reservations may be made as early as October 2013).
If a hot tub is provided with your cottage, it will be prepared and tested for proper and safe chemical levels by a Certified Pool and Spa Operator prior to or on the day of your occupancy. The treatment is designed to last the duration of a one-week stay. Rules and regulations are posted and must be followed. Misuse of hot tubs by spilling of foreign substances, excessive sand, suntan oil, etc. will incur a service call charge. An additional mid-week clean is available at $50 per service. No hot tubs other than those supplied with the cottage are permitted. Under no circumstances are pets allowed in hot tubs. Violation of this rule may result in expedited eviction.
All Platinum and Elite homes and many of our other homes include having the beds made prior to your arrival. All beds (excluding sleeper sofas, air mattresses, roll-aways, top bunks and futons) will be made up at the beginning of your stay with fresh sheets and pillowcases ready for you to slip into after your drive to Hatteras Island! Unless the home you are renting displays the “Beds Made” amenity, no sheets or pillowcases are provided. Please check the bed description for your cottage to determine which sheets you need to bring with you, or scroll down for optional linen rental information.
Towels Provided / Seasonal Towels
Towels are provided in all Platinum and Elite homes as well as many of our other homes. Only homes with the “Towels Provided” amenity specified under Amenities in the their detailed listings provide towels year-round. Homes with “Seasonal Towels” listed provide towels from late May to mid-September only. Homes with either towel service provide one bath towel, one hand towel, and one washcloth per person per occupancy. Platinum homes, Elite homes and Durant Station condominiums provide two bath towels, one hand towel and one washcloth per person. Unless the home you are renting displays the “Towels Provided” or “Seasonal Towels” amenities, no towels are provided.

No Smoking Cottages
Any Guest violating a No Smoking requirement will subject the entire party to expedited eviction with no refund of any kind. Smoking includes all kinds of lighted material to be inhaled, including cigarettes, cigars, pipes, etc. Please note: the Accidental Damage Program included with your rent does not cover damage or cost of remediation from smoking in No Smoking cottages.
Many of our cottages allow pets. If you wish to bring your pet, be sure to select a cottage with a pet symbol. A $125 Pet Fee is charged for each pet. This fee is used for additional cleaning required and pest extermination. If you are renting a pet cottage, your lease will automatically reflect a charge for one pet. If you are not bringing a pet, you may deduct this amount. If you have been given permission to bring more than one pet, your lease will show a charge of $125 per pet. There is a leash law on the beach, so be sure to keep your pet on a leash no longer than 6’. Also, be sure to clean up any mess your pet may leave around your cottage.
The only kennel on the Island is Hatteras Island Pet Resort. If you own a pet, you must select a pet cottage, make arrangements with a kennel or leave your pet at home. ANY PET FOUND IN OR AROUND A NON-PET COTTAGE IS GROUNDS FOR EXPEDITED EVICTION, FORFEITURE OF ALL MONIES PAID AND/OR A NON-DECLARED PET FEE OF $150 AT THE SOLE DISCRETION OF OBR. Under no circumstances are pets allowed in pools or hot tubs. Breach of this rule is considered a serious violation of your lease and may result in expedited eviction. The Accidental Damage Program included in your rent does not cover damage by pets. Tenants will be liable for any damages caused by pets. Please don’t jeopardize your vacation; be honest and up-front with us when you make your reservation.
Many homes now offer private pools for your ultimate vacation. Generally the weather is conducive for outside pool use from late April through mid October. Some pools also have heat available. The published rental rates do not include pool heat (unless noted in the cottage description). Unless the home has a metered gas supply, a flat rate of $400 per week (plus tax and travel insurance premium, if selected) will be added to your rental rate if you select this option (no prorating for partial weeks). Homes with a metered gas supply will be assessed a charge based on actual usage at market rate on Hatteras Island for propane gas during the period of use. If you elect to use the pool heat on a metered home, a cash deposit or credit card number must be received by Outer Beaches before heat is turned on. Price of pool heat is subject to change based on market costs of fuel. Pools with heat available are indicated under Recreational Features in the Amenities list displayed in the listing of each home that offers this amenity.
Homes that offer access to a community pool are also indicated by the “Swimming Pool” amenity. The specific community pool available to a cottage’s guests is identified in the cottage description. Community pools are seasonal, generally open May – September or Memorial Day – Labor Day with specific opening and closing dates determined by the weather, unless otherwise noted. Please note: Community pools are not heated. Inquire at check-in about how you may access these facilities. Community pool policies, including dates of availability, are determined by the individual homeowner associations, not OBR, and are subject to change.
OBR Pool Pass
Some cottage Owners offer Guests a free pool pass for the OBR Pool in Avon. If your cottage doesn’t offer this free amenity, you can purchase a weekly pool pass at the Avon office for $45/week. All Guests staying in the same cottage may use the weekly pool pass. If you wish to use the pool on one or two occasions, a daily pass may be purchased at the Avon office ($3.50/adult, $2.50/child under 18). OBR pool use is free for OBR Beach Club members and their families. The OBR pool is open May 1 to October 1.
Cottages with access to community tennis courts are indicated by the “Tennis” amenity. These include homes in St. Waves and Kinnakeet Shores. Public lighted courts are located in Buxton at Cape Hatteras School and the Fessenden Parks and Recreation Center.
Free Long Distance Calling
Some homes now include limited free long distance calling within the continental USA.
Windsurfing & Kite Boarding
Many of our homes have features that we deem Windsurfing and Kite boarding friendly. These can include easy sound access in areas known for their windsurfing conditions, board and sail storage areas, weather stations, and/or good launch sites. Homes with the Windsurfing/Kite boarding amenity are on the sound side of Highway 12 and all have one or more of these features.
In-Home Movie Theaters
Enjoy the real theater experience in your home. More than just surround sound, these homes have a room dedicated exclusively as a theater with features such as: terraced stadium-style seating in sound-actuated love seats, hair raising state-of-the-art sound systems, large screens (up to 168″), HDTV reception, extensive DVD libraries, computer interfaces for seminars & Microsoft PowerPoint presentations, premium cable channels and theater style popcorn maker – the next best thing to IMAX. Ask about the specific features available in your choice of homes with the “In-Home Movie Theater” amenity.
These rooms are usually equipped with high-end electronics and include such features as large screen TVs, many of which are in the flat panel or rear projection format. Other equipment may include surround sound systems, game stations, DVD, video and CD libraries. Our knowledgeable Guest Services Representatives can assist you with any specific questions you may have about a particular home.
Computers & Internet Access
Many of our homes provide either a computer with Internet access or Internet access for your laptop. The range of these offerings differs from home to home and may include any of the following: Computer with Wireless High-speed Internet, Computer with High-speed Internet, Wireless High-speed Internet for your laptop, or High-speed Internet for your laptop. Please read the individual brochure description and website information to determine the types of service and equipment offered in an individual home. Of course, one of our Guest Services Representatives will be available to answer any questions you may have on this subject.
Towel & Linen Rentals
The following information on Outer Beaches Realty’s Towel & Linen Rentals will help our guests ensure they have everything they need for a fantastic Hatteras Island vacation. Remember that many of our vacation rental homes have linens and towels provided for the convenience of guests, which will be marked in the amenities section of the property’s description. Towels are provided in all Platinum and Elite homes as well as many of our other homes. Only homes with the “Towels Provided” amenity specified under Amenities in the their detailed listings provide towels year-round. Homes with “Seasonal Towels” listed provide towels from late May to mid-September only. Homes with either towel service provide one bath towel, one hand towel, and one washcloth per person per occupancy. Unless the home you are renting displays the “Towels Provided” or “Seasonal Towels” amenities, no towels are provided.
If the home you are renting does NOT provide bed linens or towels, you may rent them through Outer Beaches Realty. Rental linens and towels can only be guaranteed with at least two weeks notice. Prices include their use for the full term of your reservation. Linen and towel rates are as follows:

Our E-Z Pay vacation payment plan couldn’t make paying for your vacation any easier! We’ll divide the cost of your entire vacation home rental in up to 12 equal monthly installments so that 30 days prior to your arrival, your vacation is already paid for. When you get here all you need to do is pick up the keys. Better yet, Outer Beaches charges no interest or credit card fees.
Here’s how this Outer Beaches Vacation Payment Plan works: Book today, then count the number of months before your vacation begins. That’s the number of equal payments you’ll make. For instance, if you book on March 1 for the week of August 1, there are 5 months before your vacation begins. Instead of 50% due now and the final 50% due 30 days before arrival, E-Z Pay allows you to spread the costs over 5 equal monthly payments.
Choose between two E-Z Pay payment options: ACH automatic bank draft or credit/debit card preauthorization. To qualify for E-Z Pay you simply need to provide your checking account and routing information or a VISA, MasterCard, or Discover card at the time of your booking and agree to allow us to schedule payments as detailed above and automatically charge your selected credit card or bank account for those payments. Outer Beaches charges no additional fees or interest for this service. If you make a payment on your credit card account each month that covers the automatic scheduled payment to Outer Beaches, you’ll pay no interest at all!
E-Z Pay option only applies to reservations that begin 90 days or more from the date of booking. There must be a minimum of 3 payments and maximum of 12 payments to qualify for E-Z Pay.
Advance Year Reservation
When you make an Advance Year Reservation, you will be sent an Advance-Year Reservation Request Agreement. Within 48 hours of making the reservation, we ask that you return that Agreement along with a deposit equal to 10% per week of the 2016 weekly rental rate as printed in the 2016 Rental Brochure (minimum $200) to hold your selected week at your favorite cottage until next year. Please be respectful of others who may want to stay in the same cottage that you've reserved - only make Advance-Year Reservations you intend to keep.
When you make an Advance-Year Reservation, we will send a Vacation Rental Agreement to you in November 2016, which will reflect the 2017 rental rate. If the rental rate increases by 10% or more, the reservation may be cancelled without penalty upon written or faxed notification to Outer Beaches Realty by December 15, 2016, or within 48 hours of receipt of the 2017 Vacation Rental Agreement reflecting the new rate, whichever is later. Simply sign a copy of this lease agreement and return it to us by December 15, 2016 with the requested payment to confirm your reservation.
If we do not receive your payment by December 15, 2016, your reservation will be cancelled and your 10% deposit forfeited if that rental period is not re-rented for the full amount. If the house is re-rented for that week, your deposit will be refunded less a $200 Cancellation Fee. This is a firm deadline. Please note that Advance-Year Reservations are subject to the Homeowner making the cottage available for your specific time period.
As a SPECIAL BONUS, you will also be offered the first opportunity to reserve the same cottage for the same time period for 2018 until December 15, 2016.

Mail & Messages
All mail and messages will be held at the front desk of the appropriate office. If you are having mail sent to you, be sure to tell the sender to include your cottage name and number on the envelope. All mail sent via U.S. Postal Service must be sent to P.O. Box 280, Avon, NC 27915. We will have all mail sent to the Waves or Hatteras Village offices for cottages in those areas. It is your responsibility to check for any correspondence. Emergency messages will be delivered to your cottage as soon as possible. For UPS and Fed-Ex deliveries to our Avon, Hatteras, or Waves offices, the address should read:

Accidental Damage Program
We have learned that our vacationers do not travel hundreds of miles to damage a home. At the same time, experience also tells us accidents can and will happen. Included with your rent is our Outer Beaches Accidental Damage Program (ADP).
Outer Beaches does NOT require a separate security deposit or a security deposit waiver fee in addition to the rent. Under ADP you will not be required to pay for accidental damage to the home or the personal property of the Owner contained within the Premises, up to a limit of $2,000 per reservation; Outer Beaches has undertaken this obligation as a part of our Property Management Agreement with the Owner. Damages exceeding $2,000 will be the responsibility of the Tenant.
Under no circumstances does ADP release a Tenant or any member or Guest of their party from obligations imposed by the North Carolina Vacation Rental Act with respect to maintaining the Premises, including but not limited to, the following:
- Keep the Premises as clean and safe as the conditions of the Premises permit and cause no unsafe or unsanitary conditions in the common areas and remainder of the Premises that you use.
- Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner.
- Keep all plumbing fixtures on the Premises or used by the Tenant in working condition and as clean as their condition permits.
- Not deliberately or negligently destroy, deface, damage, or remove any part of the Premises or render inoperable the smoke detector provided by the Owner, or knowingly permit any person to do so.
- Comply with all obligations imposed upon the Tenant by current applicable building and housing codes.
- Be responsible for all damage, defacement, or removal of any property inside the Premises that is in Your exclusive control unless the damage, defacement, or removal was due to ordinary wear and tear, acts of the Owner or the Owner’s Agent, defective products supplied or repairs made by the Owner, acts of third parties not invitees of the Tenant, or natural forces.
- Notify the Agent of the need for repairs to or replacement of smoke detector during the tenancy which continued presence or use of would jeopardize the safety of Tenants and Guests or harm the Premises including replacement of the batteries as needed. The Agent shall annually replace the batteries in a battery-operated smoke detector.
You agree not to use the Premises for any activity or purpose that violates any criminal law or governmental regulation. Your breach of any duty contained in this paragraph after commencement of tenancy shall be considered material, and shall result in the termination of your tenancy with NO REFUND OF RENT.
Exclusions within the ADP specifically limit Outer Beaches Realty’s obligation to repair/replace and does not cover or release the Tenant from liability for damage due to the following:
- Intentional, willful, reckless, or malicious acts of the Tenant or others on the Premises during the tenancy.
- Damage by pets.
- Theft from the Premises of either the Owner's property or property belonging to the Tenant.
- Gross negligence of Tenant or intentional misuse of furnishings, appliances, equipment, or other amenities provided with the home.
- Damage caused while under the influence of alcohol or drugs.
- Damages to real property, furnishings, or any vehicles resulting from operation of a motorized vehicle by a Tenant.
- Damages related to smoking in “No Smoking” homes.
- ADP is limited to tenancies of 30 days or less. The conditions of the ADP provided to the Tenant shall extend to all members of the Tenant's party and Guests of the Tenant. In order to not be charged for incidents described under the ADP, all damages must be reported to Outer Beaches Realty before check-out. ADP is not available for non-family or large groups such as weddings, reunions, corporate retreats, etc.
Representatives of Outer Beaches Realty have the ultimate authority to determine the nature and extent of damages, necessary repairs and eligibility for ADP. To truly enjoy a vacation, most people don't want to worry about the occasional drink spill or scuff on the wall. All of our homes now automatically include Outer Beaches Realty’s exclusive ADP. That's right! No security deposit on any Outer Beaches Realty home!
