Welcome to Outer Beaches Realty, Hatteras Island’s premier property vacation rental company! We are excited to have you as our Guest, and we hope you enjoy your vacation. The following information on the Outer Beaches Checking In & Out Process will help ensure your vacation is fantastic, from beginning to end.

Outer Beaches Realty has three convenient office locations to serve you. Guests staying in cottages in Rodanthe, Waves or Salvo will check in to the Waves office at 25206 Sea Vista Drive. Guests staying in cottages in Avon, Buxton or Frisco will check into the Avon office at 40227 Tigrone Boulevard. Guests staying in Hatteras will check into the Hatteras office at 57205 Eagle Pass Road.

Guaranteed check-in time is 6:00 p.m. from June through September and 5:00 p.m. October through May. Arrive at the proper Outer Beaches Realty office (Avon, Waves, or Hatteras Village, depending on cottage location), pick up your keys, and have a great time!

If you arrive by ferry and are renting a cottage in Frisco or Buxton, call us in advance. We will have your check-in package available at our Hatteras office to save you time.

Guaranteed Check-In Time


Guaranteed check-in time is 6:00 p.m. from June through September and 5:00 p.m. October through May. Keep in mind that it is a challenge to prepare every cottage between 10:00 a.m. and 6:00 p.m. When your cottage is ready, we’ll be happy to check you in.

Multi-Week Reservations


Multi-week rentals may have a mid-stay clean on Friday or Monday for the kitchen, bathroom, and fresh linens (if a linen home) at the request of the Guest.

Early Check-In


For the overall benefit of our Guests, OBR has withdrawn the early check-in option. In order to adequately prepare our homes within the short window of time we have available on check-in days, experience has told us we must give our housekeeping staff the dedicated, uninterrupted time they need to perform a thorough clean of each home. Thus we cannot guarantee early check-in.  However, as homes have been prepared and released by our Property Coordinators, we are more than happy to have early arriving Guests start their vacation a few hours early. Simply check in with the OBR office that serves your home and provide a working cell phone number (not all cell services work on the Island.) We will contact you once the home is available for your check in. We appreciate your understanding of this policy so that we may present you the best home possible to begin your vacation. A limited number of homes are available for advance scheduling at a fee of $150. Should you desire this option, please call our office to see if we are able to accommodate your request. This will still be contingent on elements outside our control such as required maintenance, additional cleaning time required and other factors.

Late Check-Ins


Each office has a Late Check-In area. If you are planning to arrive after office hours on your check-in day, please check the appropriate box on your lease to indicate your after-hours arrival. If you arrive after office hours, check the Late Check-In area in the foyer at the appropriate office for your cottage. There is no need to contact us if you misjudge your arrival time and discover that you will arrive after our offices have closed; your Check-in packet will automatically be left in the foyer for your arrival. You’ll find an envelope with your cottage name, which will contain two (2) keys and a map. Packets are filed in alphabetical order by house name. If your cottage does not have “Beds Made” or “Towels Provided” and you have rented linens, they will be in a nylon bag in the foyer of the office, with your name on the bag. If you have any questions or problems, please come into the office by noon the next day.

Friday Check-Ins


We offer Friday-to-Friday rental weeks for some cottages. Friday check-ins eliminates traffic, get you a full weekend at the beach, permit you to shop in a nearly empty supermarket, and get you home for a full weekend of rest after your vacation. Some cottages that rent Friday-to-Friday do so only between Memorial Day and Labor Day, reverting to Saturday or Sunday during the other periods, as indicated. These cottages are identified in the cottage descriptions as “FRI/SAT” or “FRI/SUN”.

Outer Beaches Checking Out Process


Check-out time is 10:00 a.m. on your check-out day. No exceptions! Please understand that it is a challenge to prepare all our cottages between 10:00 a.m. and 6:00 p.m. for the next Guests, so 10:00 a.m. is a firm check-out time. Your assistance in completing the check-out procedures on the back of your check-in packet and leaving the cottage by 10:00 a.m. is greatly appreciated. Additional rent in the amount of $100 per hour may apply. You will be given instructions upon check-in of what we ask of you when you leave your cottage, or you can review our check-out procedures below.

Early Check-Out


If you check-out before our office opens in the morning, simply drop your keys and Check-in packet in the box, place rental linens and towels back in the nylon bag and leave it in the foyer of the office.

Check-Out Checklist



  • Remove food from refrigerator and wipe clean. Unused (not leftover) food may be left for the cleaning crew. Paper products and spices may be left for the next guests.
  • Wash and put away all dishes, pots and pans.
  • Empty trash cans.

Living Areas

  • Empty trash cans.

Sleeping Quarters

  • Make beds (except for cottages with linen service).
  • Fold blankets and return to closets.
  • Empty trash cans.


  • Remove soaps and shampoos (leave toilet paper).
  • Empty trash cans.


  • Remove trash form porches/decks and take full cans to the street.
  • Secure windows and doors.
  • Check-Out is 10:00 a.m.

Check-out is at 10:00 a.m. You will not be checked out until the keys are at the office. Please be sure everyone is out of the cottage prior to returning keys. Please return any rental items with your keys.
